据朱女士发来的房屋租赁合同显示,双方约定房租租金为2000元每月,按一年租期,半年一付,押金为单月房租2000元。与此同时,双方还在合同中约定,其中有两个月的房租共4000元,以朱女士经营的美容场所会员充值的方式支付,也就是说朱女士将向房东提供价值约4000元的美容服务来抵消两个月的房租。

6月10日晚,朱女士与房东约定验房,可朱女士没曾想到对方竟来了五个人,“来了后就到处扣细节,说这边墙壁有脏污,那边开关有磨损,最终就是不愿意退押金,这房子是租来看的还是住的?有些磨损也正常吧。”说着,朱女士向记者提供了她与房东前期交流的部分聊天记录。

记者查看聊天记录发现,双方在今年6月1日前后就因为前期约定的4000元美容服务项目发生过意见不合,房东邹女士曾表示自己并不满意对方提供的美容服务。对此,朱女士表示,由于该房子内部没有家电、床和窗帘等,“房东为了促成这次交易,才同意以同等价值的美容服务来支付两个月的租金,白纸黑字都写得很清楚。”朱女士认为,房东就是不想退押金,所以才找出各种理由来扣钱。

6月11日上午,记者就此事多次致电房东邹女士,但均未接通。记者最终通过添加邹女士微信联系上她,面对记者的采访,邹女士表示“跟你(记者)说没意义,我们直接报警处理。”租客朱女士也向记者表示,昨天验房后,她们一家就被房东赶了出来,“我们也要报警,向有关部门反映此事。”
